Sanitizing is the most common add-on in duct cleaning quotes, and the least understood. It's a chemical treatment applied after cleaning, not a substitute for it. This page explains when a treatment makes sense, what the law allows, and which offers to decline.

Sanitizing means applying an antimicrobial product to duct surfaces to reduce bacteria. NADCA, citing its white paper with the EPA, defines a sanitizer as a product that reduces bacteria on a surface by a high percentage, such as 99.9 percent, without eliminating all of them. Because no product is 100 percent effective, NADCA says technicians shouldn't claim ducts are sanitized or disinfected.

The Rules for Chemicals in Ductwork

  • EPA registration. NADCA says only EPA-registered antimicrobials belong in HVAC systems.
  • Label directions are law. Using a sanitizer, disinfectant or fungicide inconsistently with its label violates the Federal Insecticide, Fungicide, and Rodenticide Act, according to NADCA.
  • Nonporous surfaces only. The EPA reports no biocides registered for fiberglass duct board or fiberglass-lined ducts.
  • After cleaning, when needed. The provider should show you visible microbial growth and explain why cleaning and moisture control aren't enough, per the EPA.
  • Clear the house if told to. NADCA notes occupants may need to leave, and fumes can take 2 to 8 hours to clear.

Sanitizing Offers to Decline

  • Fogging into the return grille. NADCA's president says it doesn't treat the whole system and calls charging for it fraudulent.
  • Sanitizing instead of cleaning. Chemicals don't remove debris.
  • "Petri dish" proof. The EPA says settling-plate tests aren't a valid demonstration of contamination.
  • Ozone treatments. The EPA calls ozone a lung irritant and its use in ducts controversial.
  • Sprayed sealants over dirt. The EPA, NADCA and other groups don't recommend routine duct sealant coatings.
